Investment Policy


Caprice Real Estate’s investment policy is most easily explained on the basis of three core concepts:

Property
Caprice concentrates on retail property. However, this does not mean that the portfolio consists entirely of retail property. A property can function as an office and/or a residence as well as a shop; a situation often found in property situated in inner cities. Caprice’s policy is, therefore, to focus on properties that predominantly function as shops.

Location
The locations are mainly characterised by their inner-city positions (bordering on pedestrian precincts) or their positions on the edge of urban conurbations. Those on the edge of urban conurbations must be easily accessible and offer sufficient parking space.

Tenant
Caprice’s aim is to have a high degree of diversity, or spread, amongst its range of tenants. The type of tenant also depends on the location. For example, properties sited in inner cities are more likely to be leased to local retailers on short-term rental contracts, than properties sited on the edge of urban conurbations. On the other hand, it is generally easier to re-let inner-city locations. To compensate for this properties sited on the edge of urban conurbations tend to have long-term rental contracts with nationally operating retail chains.
